RICS CRITICAL BLINDSPOT

Contractual disclaimers protect standard surveyors from liabilities regarding latent mechanical defects [RICS Home Survey Standards]. Because they are legally barred from performing pressure tests or specialized system scanning, hidden pipe leaks and internal corridor corrosion remain completely undetected until after the keys are handed over

PRE-PURCHASE MECHANICAL, PLUMBING & THERMAL INTEGRITY SURVEYS

Standard RICS Level 2 & 3 HomeBuyer surveys rely purely on basic visual checks. Their contractual disclaimers explicitly state that the heating, unvented hot water cylinders, and distribution infrastructure were not tested [RICS Home Survey Standards]. Irving PHG delivers non-invasive, data-backed technical verification before you exchange contracts, ensuring hidden mechanical faults don't become your immediate move-in liabilities.

Ensure hidden faults become your negotiation tool - not your move-in liabilty

THE 10-POINT ON-SITE INTEGRITY ROUTINE

01. PRE-COMMISSIONING PROPERTY MAPPING

02. STATIC VISUAL ASSESSMENT

Mapping of main utility lines, meter locations, and past safety certificates to build an official baseline for the home.

A room-by-room walkthrough of visible pipes and radiator controls to catch hidden warning signs, leaks, or wear and tear.

03. COLD INTEGRITY STATIC PRESSURE TESTING

Safe isolation of the pipework and a digital pressure test to find hidden, sub-surface leaks before exchanging contracts [RICS Home Survey Standards].

04. COMBUSTION & OPERATIONAL SAFETY ANALYSIS

A thorough boiler assessment to verify safety controls, test internal parts, and check for clean exhaust emissions..

05. UNVENTED CORE MATRIX DIAGNOSTICS

06. INFRARED STRUCTURAL SATURATION TRACKING

Safety and compliance checks on the high-pressure hot water cylinder, testing vital safety valves and building regulation discharge lines

Timed activation of the central heating and underfloor zones to warm up the property, ensuring a perfectly clear reading for thermal cameras.

07. THERMAL LOOP & INFRARED INFRASTRUCTURE MAPPING

08. CHEMICAL TURBIDITY WATER AUDITING

High-density thermal camera scans to see beneath floors and walls, visually pinpointing radiator sludge, underfloor blockages, and heat loss.

On-site extraction and testing of system water to check for rust-causing acidity, mineral buildup, and protective chemical levels.

09. CONTROL MANAGEMENT & SMART ARCHITECTURE CHECKS

10. ASSET LOGGING & THE DATA-BACKED PDF REPORT

Digital testing of the system's brain, checking wiring centers, motorized zone valves, and smart thermostats like Nest or Hive.

Delivery of a complete summary within 24 hours, using a simple traffic-light system (Green, Amber, Red) with embedded thermal photos for price negotiations.

INFRASTRUCTURE CONTINGENCY SCALE

Our base rates cover the full 10-point check for traditional, single-zone homes. Properties with extra or complex infrastructure simply require more testing time on site:

Multi-Zone Underfloor Heating — +£95
Applied per underfloor heating manifold block to cover the extra time needed to map out loops manually with our thermal cameras.

Unvented Hot Water Cylinders — +£65
Applied per extra hot water tank to fully check safety valves and ensure the system complies with building safety regulations

Multiple Boilers or Eco Systems — +£125
Applied to larger homes running multiple linked boilers or integrated green hybrid energy systems.

⚠️ Mandatory On-Site Requirements:
For all surveys, the heating system must be fully filled with water, and primary utilities—including live gas, electricity, and water supplies must be active and available at the property. If systems are drained or utilities are inactive, full diagnostics cannot be executed and a flat £95 unprepared site fee will be charged to cover site time and engineering routing costs.

THE POST-SURVEY REMEDIAL QUOTE FRAMEWORK

  • 1. Independent Asset Logging & Report Issuance
All digital instrumentation data, Hikmicro thermal imagery, and chemical fluid analysis metrics are compiled into a comprehensive PDF report [RICS Home Survey Standards]. The formal engineering summary is issued independently within 24 hours of the on-site inspection, establishing an unassailable baseline of current system defects.

  • Separation of Remedial Valuation Quotes
To ensure clean legal processing, the technical integrity report is kept completely distinct from repair valuations. A separate, fully itemized remedial quote is provided alongside the report. This document lists targeted outcome costs (e.g., “Replacement of a failing primary system pump and non-compliant unvented safety valves to prevent immediate move-in operational failure”). The buyer can present this document directly to their conveyancing solicitor to serve as a legal bargaining chip for a property price drop before exchanging contracts.

  • 3. Coordinated Move-In Structural Correction
Following a successful price reduction and subsequent exchange of contracts, corrective engineering works are scheduled. Executing complex or disruptive adjustments—such as system flushes, zone valve replacements, or cylinder updates—during the vacant window between contract exchange and furniture move-in ensures the property's mechanical systems operate at optimal efficiency from day one of occupancy.

FREQUENTLY ASKED QUESTIONS

WHY IS THIS SURVEY NECESSARY IF A RICS LEVEL 2 OR 3 HOMEBUYER REPORT HAS ALREADY BEEN COMPLETED? Standard RICS building surveys focus primarily on structural integrity, roofing, and damp [RICS Home Survey Standards]. Their standard contracts carry strict legal disclaimers explicitly stating that heating infrastructure, gas appliances, and hot water storage matrices have not been operationally tested or pressure checked [RICS Home Survey Standards]. This survey steps in where standard checks stop, eliminating the risk of moving into a property with a failing system.

WILL THIS INSPECTION CAUSE DISRUPTION OR DAMAGE TO THE PROPERTY? Testing is entirely non-invasive. Precision diagnostics are achieved using high-density infrared thermal scanning and digital pressure sensors. System mapping requires no removal of floorboards, wall tracking, or cosmetic disruption to the target property.

HOW DOES THE SEPARATE REMEDIAL QUOTE ASSIST IN PRICE NEGOTIATION? Presenting a legally compliant structural survey report alongside a separate, independent repair quote provides conveyancing solicitors with clear, documented leverage. This allows buyers to formally request a direct price reduction from the vendor prior to the exchange of contracts, ensuring the survey cost is offset by property discounts.

WHAT HAPPENS IF THE ON-SITE TESTING DISCOVERS AN INFRASTRUCTURE FAULT? Any noted fault is logged directly into the traffic-light asset report with embedded thermal photographic proof. An itemised remedial valuation is issued concurrently, providing the exact cost required to return the asset to safe, operational parameters.

CAN THIS SURVEY BE PERFORMED IF THE PROPERTY UTILITIES ARE DISCONNECTED? Active water and gas utility streams are required on-site to execute the operational stress tests, flue gas combustion analysis, and infrared thermal mapping arrays. Baseline visual inspections and dry pressure testing can proceed under limited isolation conditions if required.
